Emerald Valley Assisted Living will be hosting a neighborhood applicant meeting to discuss an addition to an existing building in our neighborhood on Tuesday, December 6th at 6:30 pm at the Amazon Community Center.
The proposed project would be an outward expansion to the existing facility located at 4550 West Amazon Drive. The expansion would be approximately 14,277 s.f. divided between two sections of the building. The first addition of 2,957 s.f. would be located on the both sides of the property and would be used for Assisted Living Units. The second addition of 11,320 s.f. would be located on the south side of the facility and would be endorsed as a Memory Care facility for the care of residents with Alzheimer’s and other dementia related conditions.
Because assisted living facilities are no longer allowed in C-1 zoning, any changes to the existing facility prompts a required rezone to bring the property in conformance with our current zoning regulations. If developed in any residential zone R-1/2/3/4, an assisted living facility also requires a Conditional Use Permit, (CUP) that the applicant may choose to apply for concurrently. The CUP is where neighbors may choose to express preferences/limitations regarding various aspects for the new development (parking, lighting, limiting future uses, e.g.).
