Chamotee Trails: Neighborhood Applicant Meeting 12/1/16


Branch Engineering, Inc.Branch Engineering, Inc. is preparing an 11-lot residential planned unit development on vacant property located between Fox Hollow Road and West Amazon Drive (Tax Map 18-03-20-23, Tax Lot 1101) on behalf of a client. The project is named Chamotee Trails. A Neighborhood-Applicant Meeting was held in 2014 for the project’s Tentative Planned Unit Development phase. That application has been approved and the project is moving into the next stage -the Tentative Subdivision, which also requires a Neighborhood-Applicant Meeting.

  • WHAT: Meeting to review a proposal for a new subdivision at Fox Hollow Rd and West Amazon Drive, across from Foxboro Lane.
  • WHO: Branch Engineering, Inc., property owners and residents in the surrounding area, and the neighborhood association.
  • WHEN: Thursday, December 1st, 2016 at 6:00 pm.
  • WHERE: In the library of Edgewood Community Elementary School, located at 577 East 46th Ave, Eugene OR 97405

I am shocked to learn that State Land Use Board of Appeals (LUBA) determined that the following city code could not be applied in a clear and objective fashion and ordered the city to approve this project after it had been denied by the the Hearings Official and and by the Planning Commission on appeal.

    “The street layout of the proposed PUD shall disperse motor vehicle traffic onto more than one public local street when the sum of proposed PUD lots and the existing lots utilizing a local street as the single means of ingress and egress exceeds 19.”

    The rule above is intended to provide a safety margin for emergency access, helping to ensure that properties are accessible to fire and rescue in case of disaster.
